Quartier Osmö

Quartier Osmö is a project of 34 new single-family homes located in Saint-Colomban, in an upscale residential area. The project offers large wooded lots of 32,000 sq. ft. and more, providing residents with a natural and private environment. The homes offer 2 to 4 bedrooms, with several models available with garages. Prices start at $704,900 + taxes. The project also offers the possibility of adding a bachelor unit to certain residences.

Homes and inclusions

Habitations Noveco offers a variety of new-home models that can be adapted to buyers' needs. Models include Aspen, Taho, Kelona 1, Kelona 2, Akra 1, Akra 2, Baltik, Delhi 1, Delhi 2, Hätten, Högen, Lahö, Oxberg, Palmo 2, Ruska, Riyad, Quinto, Pragg, Palmo 1, Nador and Moa. Several models are available with garages, and certain configurations allow an additional dwelling unit to be added for an intergenerational home or additional rental income.

Finishes and comfort

Inclusions include a double-width driveway, energy-efficient casement windows, 30-inch foundation windows, a garage-door motor, brick or stone façade and a 12' x 10' rear balcony. Kitchens feature full-height cabinets with soft-close hardware, a quartz countertop and undermount sink, as well as a stainless-steel chimney hood. Homes also include a hardwood staircase, choice of plumbing fixtures and door handles, a 36" x 48" ceramic shower with glass door, a freestanding bathtub and an elongated one-piece toilet.

Heating and technical features

Homes feature central heating with air conditioning, engineered flooring and an 8'4" poured foundation. Urethane-sprayed insulation is also included. The project also provides foundation waterproofing with a waterproof membrane and blasting when necessary.

Environment and quality of life

Quartier Osmö is located in a wooded environment with large and private residential lots. The project is close to Parc à l'Orée-des-Bois and the nearby school of the same name. The area includes an outdoor fitness trail and the Sentier de la forêt habitée, a 3 km multifunctional trail used seasonally for walking, snowshoeing, skating and cross-country skiing.

The project is close to several services and amenities. Parc Albert Raymond is approximately 500 m away, while a gas station and convenience store are less than 750 m away. The skating trail at l'Orée-des-Bois is less than 950 m away. A hospital and train station are within 10 km, Carrefour du Nord is within 15 km, and the P'tit Train du Nord linear park is within 10 km.
